88 High Street

Originally constructed in 1961 as the Morgantown office for Hope Gas, this mid-century modern building was purchased by Mills Group Holdings in 2018. Acting as both architect and construction manager, Mills Group led a comprehensive rehabilitation that transformed the building into its new headquarters, while honoring the spirit of its original design.

A striking new tower was added to the front façade, creating a bold architectural statement and establishing a recognizable presence along High Street. Interior renovations introduced first- and second-floor design studios, conference rooms, a design library, lounge space, and a dramatic two-story lobby that welcomes both clients and collaborators.

Now a prominent landmark in downtown Morgantown, the building embodies Mills Group’s commitment to historic preservation, adaptive reuse, and the role of thoughtful design in revitalizing urban spaces and enriching the public realm.
